Surveys – Property Maintenance

Many defects that are found when surveying properties are as a result of a lack of regular maintenance.

We highlight steps that can be taken to prevent a minor issue becoming a major problem when selling – plus some points that may be highlighted in a survey report –

Chimneys
If using an open fire ensure that your chimney flue is regularly swept using a reputable contractor – being able to produce a receipt will be an advantage.
Older chimney stacks require maintenance & scaffolding is expensive. Combine works to the roof with any chimney maintenance or checks.
Roof
In the case of thatched roofs check the wire mesh over the roof for any gaps or holes on a regular basis.
Concrete tiles attract moss – try to keep on top of any build up of moss – it tends to block gutters and downpipes leading to other problems.
Cracked slates and broken clay tiles are very noticeable, they also allow water into the roof void. Repair on a regular basis before a more major issue develops.

Gutters and valleys

Make sure that all gutters are cleared on an annual basis – clear any vegetation or blockages to hoppers and gutters. Internal damp can often be referred from an external defect – blocked downpipes are a common theme as are blocked or damaged valleys. Check the leadwork on older properties is possible – an inspection within the roof space can often reveal any leaks.

Gutters between a main wall and extension/conservatory should be checked to ensure that water is not stagnating – flat roofs should drain and not have pools of water.

Flat roofs

Surfaces deteriorate over time – to prolong the life of the roof clear moss and debris from the surface but be aware of safety issues when doing so.

Walls

Staining to walls is often a result of blocked gutters as above. It can also be from leaking joins in gutters so keep these maintained. Cracks below and above windows are often found in houses where timber frames have been replaced by UVPC windows. Ensure that any cracks are repaired but preferably install windows with a reputable contractor who is FENSA registered and is conversant with lintel construction.

Be aware of any drains running close to external walls. Make sure that no works to patios/paths/driveways undermine any drains. This can lead to subsidence and instability especially at a corner of a house.

Be aware of the external ground level in relation to the internal floor level. Especially in older buildings this can cause internal damp where there is a high external ground level.

Shrubs and climbing plants – although aesthetic these can cause problems to walls including foundations in old buildings and also can damage the wall surfaces.

Internal

Many internal issues relate to external issues.

Attic spaces and roof voids

Do not overload the ceiling joists with heavy items.

Walls and ceilings

Problems from the roof – ie broken tiles or slates – can affect the ceilings for example with water staining.

Blocked gutters and hoppers can eventually cause internal damp where they are blocked and also where water runs down the wall behind a pipe.

Often damp to ground floor walls in older buildings at low level is caused by high external ground levels. Maintain drainage gullys and other grills so they are clear of debris.

Cement render to old walls can trap moisture in the walls.

Condensation causes mould growth to walls and around windows. Open trickle vents to windows that have them or ensure good ventilation to rooms prone to this.

Fireplaces

Do not completely block old flues that are redundant especially in old houses. Leave a ventilation grill to the fireplace to ensure an air flow and do not completely seal the top of the chimney stack – put a grill into it for air flow.

Bathrooms

Check regularly for any leaks or water going behind unsealed areas.

Electrical

Always use a qualified electrician for any alterations.

Gas/Oil

Regularly service any boiler or appliance with a suitably qualified firm.

Boundaries

Maintain hedges and other boundaries.

Building Work

If considering alterations check on-line whether Building Regulations are required. Non-compliance can affect a sale.
