John Johnstone, Keylocks’ director, is a Royal Institution of Chartered Surveyors Registered Valuer (RICS), and is licensed to undertake property valuations which are compliant with the RICS Valuation Standards or “Red Book”.

The RICS Valuation Standards are Global in extent, and being a valuer gives the opportunity of providing a variety of services.

Probate Valuations

These valuations are provided to the Inland Revenue when someone dies, and the value of their property forms part of their estate. The value placed on their house will determine their liability for Inheritance Tax, along with other possessions. Your solicitor or accountant will request a valuation to be undertaken and we regularly provide this service. Our scale of fees provide details of charges.

Capital Gains Tax

When property is disposed of (with certain exceptions) the gain will be taxable. A valuation is often required giving the cost at acquisition of the property, which we are able to calculate and provide. Your accountant will probably ask for this which we are able to provide.

Matrimonial or other reasons for a valuation

A valuation may be required in the case of a property being the subject of matrimonial proceedings, or a part disposal of property.

Pension Funds

In certain cases a valuation may be required to place commercial property into a pension scheme or for other types of property. We take instructions from pension providers to give such valuations.

Equestrian Property specialists

We are specialists in equestrian property, and will value these on a national basis. Our particular expertise is within the thoroughbred Racing and Breeding sector, but we value all types of property within this sector.
