Set in the village of Kirtling some 6 miles from Newmarket, Parsonage Farm presents an excellent opportunity for a bloodstock enterprise or stud.
BARN AND FACILITIES
There is a traditional brick built barn (6mx12.5m) to the front of the buildings, with an area complete with stocks for veterinary examinations. Access to the rear of this building leads to a lean-to with four Lodden type loose boxes (4.3x4.25m) and passage.
A sitting up flat has been incorporated within the barn which includes two WC's, shower, kitchen and sitting/eating area on the first floor.
A farm courtyard beyond the barn has a traditional brick built range of 7 loose boxes (5.2x3.8m) under a slate roof with concrete floors.
There is a timber built barn used for storage (6.5mx15m) which could provide more stable accommodation (approximately 4 boxes) with little alteration. T one end of this building is a further large box (4.5x4.8m).
A further newer range of timber boxes (3.5mx3.6m) again wth concrete floors and apron to the front complete the farm yard.
Next door to the yard there is a Claydon 5 bay horse walker and to the other side of the yard a 16m diameter boarded lunging ring with new all-weather surface. A short distance from the main complex there is a flint barn (6.3x7.7m) with a loose area and stable (3.15x6.3m) adjacent. To the rear of this building a loose area has been constructed with grass turnout area, which would be suitable for young stock.
Parsonage Farm Stud is to let as a whole at a rent of £30,000 p.a. Separate accommodation is also separately available.
To the other side of the Kirtling road a further 26 acres are available to rent at £5200 p.a. which would give a total area of approximately 76 acres.
